Perfect Home Strategies

Description

Perfect Home Strategies is my Iowa-based property management operation, and the platform behind it is built end-to-end from scratch. Rather than pay per-door fees to a third-party property-management SaaS, I designed and shipped a custom system that runs the whole portfolio — leasing, accounting, maintenance, tenant communication, and reporting — on my own infrastructure.

The platform has three distinct experiences. Public-facing: a marketing site for prospective tenants with property listings, an application flow, and dual sign-in for tenants and landlords. Tenant portal: each tenant gets a dashboard with their lease, payment info, maintenance requests, documents, and an AI assistant that answers lease- and account-specific questions grounded in their actual data. Landlord console: property financials with mortgage / insurance / tax / expense tracking, NOI and equity charts, occupancy state per unit, upcoming-payment reminders, and tools to run the portfolio at a glance.

AI is woven through the system rather than bolted on. A locally-hosted Qwen 32B model (via Ollama) handles the tenant-facing assistant, with a separate Claude path available for higher-stakes tasks like prospecting new investment properties and analyzing comparable sales. Tenants can ask "when does my lease end?" or "what's the pet policy?" and get answers grounded in their actual lease document — not generic boilerplate.

Architecturally, it's a pragmatic LAMP stack with a few modern additions: PHP for the application layer, MySQL for relational data, Chart.js for the financial visualisations, Cloudflare in front, and an Ollama server on dedicated hardware for inference. ACH and card payments run through Stripe; documents land in object storage. Authentication is role-based (tenant / landlord / admin) so each user only sees their slice of the data.
